Too Many Cooks Spoil the Broth -- Don't Spoil Your Buying Experience

What an excellent analogy and wonderfully funny post about too many cooks in the kitchen...the same can be said about getting too many people involved in the home buying process, no matter how well intentioned they all are.  

As the old saying goes:  Too Many Cooks in the Kitchen Spoil the Broth

Why is that?

Because everyone wants to add something to the recipe, another pinch of salt, another dash of pepper, more water, less water . . . pretty soon all the cooks in the kitchen screw up a perfectly good dish.

It got me thinking, again. 

Who Has the Best "Buying a House" Recipe?

  • A friend that lives down the street?
  • A loan officer?
  • The sister's husband's brother's co-worker?
  • A favorite HGTV segment?
  • Some Internet site?
  • Your REALTOR®?  <--------- Correct Answer

Are you letting too many cooks into YOUR kitchen?!?

Are you borrowing a recipe that will turn out to be half-baked?

If SO . . . it may not turn out to be your kitchen.

A Perfect Recipe for Buying a Home

Ingredients:

  • A competent Realtor®
  • One pre-approval
  • Cash on hand

1.)  Select a seasoned Realtor® who has a proven recipe for buying property

2.)  Pre-Heat Oven . . . Prior to viewing property, have a meeting with a Realtor® to discuss how they will represent you and to go over the ingredients which will make up your home search recipe.

3.)  Select the right home for your budget, including: the right location, condition, price, amenities

4.)  Prepare your offer according to directions . . . your Realtor® will provide.

5.)  Stir in, slowly, the following:

  • Loan officer
  • Escrow officer
  • Title officer
  • Lawyer (in some states)
  • Home inspector
  • Appraiser

6.)  Place in escrow for 30-days.  [Note:  If underdone, might have to keep in escrow up to 45 days]

7.)  Have your Realtor® check on the transaction for consistency, timing, and readiness. 

8.)  Place on wire rack and sign your loan documents

9.)  When entirely funded and cooled . . . pick up your keys and serve yourself a slice of new home!
