Fortunately, that changed a few years ago when Buyer Agency was born. In the state of Virginia, all Buyers have the right to be represented by their own real estate agent.

An agent who represents the Seller has a duty and obligation to do what is best for his or her client, the Seller. No matter how nice they are, everything you tell them, say, at an open house, or on a phone call, can and will be used against you in negotiations.

Olden days, you mean when the Mayflower hit shore? In our Maine market 95% of my sales are list them, carry a big selection, like 165 - 175 so you are like your own mls in rural part of a state. Match up the buyer, the one they want fits, sells itself. Do both sides and no buyer agent needed, in the kitchen. Lower priced property like $30,000, $50,000 homes mean the pie is only so big so one lawyer, one broker and back to the beginning of the real estate triangle. No home stagers, not a lot of players involved in the process, just like the "olden days", when they played "old timey" music like in Brother Where Art Thou movie.
